The decisions made long before the drywall

Each one exists for a reason a Florida owner lives with every June through November.

  • Approximately 21 feet of elevation

    The community sits well above FEMA flood thresholds, inland and away from water runoff. That places it in FEMA Zone X, the lowest risk designation.

  • Engineered drainage throughout

    Site drainage was designed with the grading, not added after it. The systems move water away from structures rather than letting it pool.

  • Solid block construction on Levels 1 and 2

    Reinforced block carries the lower two levels instead of wood frame. That is where the structure takes the most load.

  • Impact-rated openings

    Every window and door is hurricane impact-rated and exceeds Florida building code. There are no shutters to put up before a storm.

  • Elevated garages and entries

    Garage slabs and front entries are raised above grade. That adds protection in any water event, including ordinary summer rain.

  • No federally required flood insurance

    Lenders do not federally require flood insurance in Zone X. That changes what you carry at closing and what you renew each year.

  • Outside the storm surge zone

    Inland elevation means no coastal surge exposure. The community also sits outside evacuation zones.
